The State of Colorado issues four levels of appraisal licenses:
1. Registered Appraiser
2. Licensing Appraiser
3. Certified Residential Appraiser
4. Certified General Appraiser
The requirements for each level are as follows:
Registered Appraiser: 75 hours of education including 60 hours of Appraisal Principles and Appraisal procedures, 15 hours of Uniform Standards of Professional Appraisal Practice. You also need to pass the level A licensing examination.
Licensed Appraiser: 150 cumulative hours (the 75 hours from Registered Appraiser licensing count) of education, 2000 hours of appraisal experience over no LESS than a 12 month period. You also need to pass the licensing exam.
Certified Residential Appraiser: 200 cumulative hours (the 150 hours from Licensed Appraiser licensing count) of education, 2500 hours of appraisal experience over no LESS than a 24 month period. You need an associates degree or equivalent. You also need to pass the Certified licensing examination.
Certified General Appraiser: 300 cumulative hours (the 200 hours from Certified Residential Appraiser licensing count) of education, 3000 hours of appraisal experience (1500 need to be in the valuation of non-residential property) over no less than a 30 month period. A bachelors degree or equivalent. You also need to pass the General licensing examination.
